This new 520,000 square foot bulk industrial building in CenterPoint Commerce & Trade Park East in Pittston Township, Pennsylvania is ready for tenants and can be expanded to 702,000 square feet.

CenterPoint is just one mile from I-81 and I-476 and is located in a LERTA tax abatement zone.  Real estate taxes on improvements are 100% abated for 10 years on all buildings constructed in the park.  A company that leases 520,000 square feet for 10 years can be expected to save approximately $3.6 million due to the LERTA program.  A 10-year lease for 702,000 square feet will result in estimated savings of approximately $5 million.

This 520′ x 1000′ building features 69 cross-docked loading doors, 50′ x 50′ bay spacing with 60′ at the staging bays, 7″ reinforced concrete floors, and an ESFR wet pipe sprinkler system.  The ceilings have 35′-8″ approximate clear structural height along the loading walls and 41′-6″ approximate clear structural height at the building ridge.

The building is served by 186 vehicle spaces and 236 trailer spaces however, the project site can accommodate more than 1,000 vehicle spaces or more than 400 trailer spaces depending upon the use of the facility.

  • Column Spacing: 50’ x 50’ bay spacing with 60’-0” deep staging bays at both loading sides.
  • The building includes 6’ wide x 3’ high clerestory windows

Loading

  • Dock Equipment: Sixty-nine (69) 9’-0” x 10’-0” vertical lift dock doors with 35,000 lb capacity Rite-Hite mechanical levelers with bumpers
  • Drive-In Doors: Two (2) 12’-0” x 14’-0” vertical lift drive-in door with pre-cast ramp
  • Trailer Court: 8’ wide, 8” thick reinforced concrete dolly pads serve the trailer storage areas
  • The expansion shall contain twenty-four (24) 9’-0” x 10’-0” vertical lift dock doors with 35,000 lb capacity Rite-Hite, mechanical levelers with bumpers and two (2) 12’-0” x 14’-0” vertical lift drive-in doors with concrete ramps.
